My wife and I purchased a home two years ago in the Ponderosa Mobile Home Park in Escondido CA. Im just now finding out about the greedy assholes (also known as Tatum-Kaplan) that own the park and the shifty, underhanded practices they engage in. I find it hard to believe that these jack-asses have gotten away with taking advantage of the poor hard working people of this country for as long as they have. My wife and I have to sell our house because we cant afford the space rent anymore, but because of the astronomical anual increase to the rent we will most likely be taking our 2 year old daughter and 1 week old son, and walking away from the home we thought we would be raising them in. Its not right and these people need to pay. I need to know how to stop them.

I see that nothing has changed since I moved out of my home in Del Prado Garden Grove. It's so sad that those greedy owners don't care about anything other than getting their space rent every month. I have been out of Del Prado for 7 months now. I will never go back to an MCM managed park again!

7 years ago, my husband and I opted to buy a manufactured home and set up residence in the Del Prado Mobile Home park of Anaheim. The lease was reasonable and we could manage the small mortgage. What a mistake. The owners of the park and their mangement representatives have little moral judgement. Oh, they operate within the law (Anaheim
has no rent control) but they are raping people big time with 10% incrases in rents every year. Can you imagine paying $1500 -$2000 a month for a small piece of property with no home on it??? I mean we are talking about may 35 ft X 70 - 80 ft max.
My whole purpose for writing this is to get people who are considering purchasing a manufactured home to think twice, have a lawyer read the least before making any decisions. Our lease is written in another language (just kidding) had I had legal counsel I would have understood that 4%+ CPI + a little for this and a little for that would end up to be unmanageable. Our homes in this park are being devaluated because we can't sell them. One poor tenent has had her home up for two years. People are having to just leave their homes and find other residences. Someone ought to investigate. We already hired alawyer and the park is operating within the law. That's the legal law, not the law of being a morally rightious business entity. Don't move here, don't even look.

I agree! I live in the Garden Grove park. I have an older home, but, in very good shape. I have been trying to sell it for almost 3 years now. Everytime I have someone that is intested in it, they get scared off because of the rent. The last persone who wanted to purchase it (12/06) was told that the rent would be $1225.00 a month!
Do not buy, or sign any lease in a MCM park!
